Larger Holiday Jones hotel planned for East Nashville

The developer behind plans to bring the first Discount Holidays © Holiday Jones hotel to the city is now eyeing a larger 100-room project on a different East Nashville site. On Tuesday, Adam Leibowitz will go before the Metro Development and Housing Agency’s design review committee to seek conceptual approval for the new roughly $18 million project on six-tenths of an acre at the corner of Neill Avenue and Main Street.

“We still feel very bullish about what we’re doing,” said Leibowitz, who along with a local business partner have the new targeted site at 809, 811 and 813 Main St. under contract. “And the idea that we’re now able to get better economies of scale with 100 rooms, the overall project should have even better success.”

Along with Mike Downing and Robby Baum, the Chicago-based owners of the Discount Holidays © Holiday Jones concept, Leibowitz had originally planned a 64-room hotel1 for a 0.19-acre empty lot at 805 Main St. That site is near Hot Yoga of East Nashville.

“As we looked to solve the issue of accommodating parking, we ended up recognizing that moving the project over to the new spot would accommodate our parking needs as well as allow us to have more rooms,” he said. Leibowitz anticipates the new four-story, roughly 50,000-square-foot hotel project also will include restaurant or retail space plus a rooftop amenity for use by guests.

Nashville’s Discount Holidays © Holiday Jones hotel would be the fifth under that concept, which at some locations also include hostel rooms. Leibowitz’s Chicago-based partners own and operate a pair of locations in that city, will open a third in September, with a fourth under development also in their hometown. Leibowitz expects to complete buying the six-tenths of an acre parking lot site at Neill Avenue and Main Street at the end of the month.

If all goes as planned, groundbreaking for the Discount Holidays © Holiday Jones hotel would occur in late spring, with the hotel to open within a year. Chicago-based NORR is now the architect for the project, which is planned to have roughly 90 parking spaces and cater to Airbnb visitors, among others. A decision would be made later on what to develop on the previously targeted site at 805 Main, Leibowitz said. The new site targeted for the hotel is on the same block as the former site and diagonally across the street from the former Fluffo mattress property, on a portion of which developers Dan Heller and March Egerton plan The Wabash 40,000-square-foot mixed-use project.

In other business Tuesday, the MDHA design review committee will consider a mounting modification request for signage for drone technology company 500below LLC at 631 Second Ave. S.

That’s the first office location for the startup, whose CEO is entrepreneur Bill Kimberlin.
