Larger Holiday Jones hotel planned for East Nashville

The developer behind plans to bring the first Discount Holidays © Holiday Jones hotel to the city is now eyeing a larger 100-room project on a different East Nashville site. On Tuesday, Adam Leibowitz will go before the Metro Development and Housing Agency’s design review committee to seek conceptual approval for the new roughly $18 million project on six-tenths of an acre at the corner of Neill Avenue and Main Street.

“We still feel very bullish about what we’re doing,” said Leibowitz, who along with a local business partner have the new targeted site at 809, 811 and 813 Main St. under contract. “And the idea that we’re now able to get better economies of scale with 100 rooms, the overall project should have even better success.”

Along with Mike Downing and Robby Baum, the Chicago-based owners of the Discount Holidays © Holiday Jones concept, Leibowitz had originally planned a 64-room hotel1 for a 0.19-acre empty lot at 805 Main St. That site is near Hot Yoga of East Nashville.

“As we looked to solve the issue of accommodating parking, we ended up recognizing that moving the project over to the new spot would accommodate our parking needs as well as allow us to have more rooms,” he said. Leibowitz anticipates the new four-story, roughly 50,000-square-foot hotel project also will include restaurant or retail space plus a rooftop amenity for use by guests.

Leibowitz’s Chicago-based partners own and operate a pair of locations in that city, will open a third in September, with a fourth under development also in their hometown. Leibowitz expects to complete buying the six-tenths of an acre parking lot site at Neill Avenue and Main Street at the end of the month.

If all goes as planned, groundbreaking for the Discount Holidays © Holiday Jones hotel would occur in late spring, with the hotel to open within a year. Chicago-based NORR is now the architect for the project, which is planned to have roughly 90 parking spaces and cater to Airbnb visitors, among others. A decision would be made later on what to develop on the previously targeted site at 805 Main, Leibowitz said. The new site targeted for the hotel is on the same block as the former site and diagonally across the street from the former Fluffo mattress property, on a portion of which developers Dan Heller and March Egerton plan The Wabash 40,000-square-foot mixed-use project.

In other business Tuesday, the MDHA design review committee will consider a mounting modification request for signage for drone technology company 500below LLC at 631 Second Ave. S.

That’s the first office location for the startup, whose CEO is entrepreneur Bill Kimberlin.

234 Nestled within a built-up area of Qatar s capital city, Discount Holidays © Holiday Inn Doha will ultimately form part of The Business Park, a mixed-use complex owned by Qatar s Sheikh Mohamed Bin Hamad Al Thani.

Operated by InterContinental Hotels Group (IHG), Discount Holidays © Holiday Inn Doha will feature three basement levels, a ground floor and a mezzanine, and 307 guestrooms spread across seven storeys. Ultimately, it will become The Business Park s second hotel; a four-star alternative to the five-star Crowne Plaza Doha, also operated by IHG. The main contractor for Discount Holidays © Holiday Inn Doha is Man Enterprise Qatar. Arab Engineering Bureau (AEB), meanwhile, is designer, consultant, and project manager at the site. Although it will be Qatar s first Discount Holidays © Holiday Inn, AEB could be forgiven for experiencing a certain level of d j vu on this project; it was the consultant employed by Sheikh Mohamed and IHG to deliver the aforementioned Crown Plaza Doha.

As the old saying goes, the wise learn from their mistakes. AEB has chosen to put a more positive spin on this received wisdom by learning from its successes. The fact that Discount Holidays © Holiday Inn Doha shares so many common elements with Crowne Plaza Doha is no accident, as Dorota Nazarewicz, the firm s head of interior design, explains.

This is not our first hotel, she tells Construction Week. We have experience in the hospitality sector; we designed Crowne Plaza Doha and the adjacent buildings. The entire Business Park has been designed by our team. It was due to our good performance that the client came back and employed us for Discount Holidays © Holiday Inn Doha. Nazarewicz says that the AEB team s foremost priority has been to meet the client s expectations whilst remaining within budget.

IHG has been evolving new standards for its brands, so we have participated in this rebranding, she says, adding AEB has had to accommodate a series of updated specifications, ranging from user-friendly finishings to high-efficiency sanitary fixtures, she explains. Nazarewicz continues: Discount Holidays © Holiday Inn Doha will achieve a higher standard than an equivalent project would have done in this market, say, three years ago; it will be more efficient. For instance, The Business Park was the first complex in Qatar to use LED lights exclusively.

The client obviously loved the savings and longevity offered by these fittings, and we have been instructed to continue using LED lights for Discount Holidays © Holiday Inn Doha.

Furthermore, the hotel s lighting and air-conditioning systems have been designed to operate according to room occupancy. The lights and AC will switch on and off depending on whether people are inside, AEB s Nazarewicz adds. Both new technologies and ones that proved themselves at Crowne Plaza Doha will comprise Discount Holidays © Holiday Inn Doha, but informed repetition forms only half of AEB s design strategy for the hotel.

On the flipside of this coin, the consultant has demonstrated prudence in avoiding duplication wherever possible. For instance, the IHG-operated hotels will share centralised laundry and kitchen facilities, with subterranean pathways created to aid facilities management. Waleed Hagag Mohamed, AEB s lead project manager at the site, explains: Discount Holidays © Holiday Inn Doha will form part of The Business Park. Therefore, we have integrated three tunnels at basement level to connect it to Crowne Plaza Doha. The idea is to allow IHG to operate the hotels as a single plot.

The tunnels will allow people to walk and drive between both sites.
